If you’re already thinking about next summer, you’re not being over-organised — you’re being sensible. The people who end up in the best villas, at the best prices, on the exact weeks that work around their school holidays, are almost always the ones who started planning in the autumn before.

We’ve been arranging Dalyan villa holidays since 2009, and the pattern is consistent: the calendar for peak weeks fills up faster every year. Here’s what we’d suggest thinking about before you commit to a 2027 booking — with us or anyone else.

When to book (and why “early” isn’t just a sales line)

There’s a genuine reason we push early booking that has nothing to do with pressure tactics: Dalyan has a finite supply of villas, and most of them are individually owned rather than part of large chains. When a specific villa is booked for a specific week, that’s it — there isn’t another one behind it.

Broadly, we see three booking waves each year:

• October to January — the planners. School-holiday families locking in July and August, couples choosing their preferred week in June or September. The widest choice of villas, and the earliest access to any early-booking incentives.
• February to April — the mainstream. Most bookings for the coming summer happen here. Choice narrows quickly, especially for larger villas that suit family groups.
• May onwards — late deals territory. There are always some genuine bargains as owners release remaining weeks, but you’re choosing from what’s left rather than what you actually wanted.

If your dates are flexible and you’re happy in a smaller villa, the late-deals approach can work brilliantly. If you need a specific week in the school holidays, or a five-bedroom villa for a family group, book now.

How our booking process actually works

We do things slightly differently from the big online travel sites, and it’s worth understanding why.

When you enquire about a villa, your request goes to the owner for approval before any payment is taken. That’s deliberate. It means the owner knows exactly who’s staying in their home, and it means we don’t take your money for a villa that turns out to be unavailable — a frustration guests occasionally hit on the big listing platforms.

Once the owner confirms your booking, we take a deposit to secure the dates. The balance is due closer to travel, along with a refundable damage deposit that’s returned after your stay assuming everything’s as it was when you arrived.

What’s the same, and what’s changed for 2027

The good news first: Dalyan itself hasn’t changed. The Turtle Beach at İztuzu is still one of the finest stretches of sand in the Mediterranean, the rock tombs still glow at sunset, and the mud baths are still exactly as messy and restorative as they always have been.

A few practical points worth flagging for 2027 planners:

• Flight availability from UK regional airports to Dalaman remains strong. Jet2, TUI, and easyJet all serve the route from a wide range of departure points, and 2027 schedules are already published.
• Turkish Lira volatility continues, but because we price and take payment in Sterling, this doesn’t affect what you pay. Your quoted price is your final price.
• Villa upgrades — many of our owners have used the last few winters to refresh interiors, add air conditioning where it wasn’t previously installed, and improve pool areas. If you’ve stayed in a particular villa before, it’s worth asking what’s new.

School holidays and peak weeks

If you’re tied to UK school holidays, the weeks that book earliest are:

• Late July into mid-August — the summer peak. Six-bedroom villas for extended families in this window are often gone by February.
• The May half-term week — a smaller window, but demand consistently outstrips supply because the weather is glorious and prices are lower than August.
• October half-term — increasingly popular as families discover Dalyan’s shoulder season. Still warm enough to swim, quieter, and often significantly cheaper.

Worth noting: most Dalyan villas don’t open for the season until mid-April, so if you’re an Easter-holiday family, you’re looking at October half-term or planning around the May bank holidays instead. It’s a genuine constraint of how the season works locally, not something to work around.

A quiet word on price

We’re often asked whether prices have gone up. Honestly: yes, modestly, in line with the wider travel market. But Dalyan continues to offer genuine value compared to comparable villa destinations in Greece, Italy, or the south of France — a topic we’ll come back to in a future post.
